The directors of Business Credit Solutions Ltd have over 15 years experience as independent commercial brokers with an even longer history in senior positions in the banking and finance industry.

This experience gives us the understanding to communicate with the lenders on their terms, putting us in the driving seat to act for our clients.

The majority of our clients are typically businesses looking to raise from £50,000 to complex proposals of borrowing up to several million pounds. We have the expertise to deal with the cases where others have failed.

The Way We Work

It is important to understand the needs of the client and what they are trying to achieve. To this end we would always meet any prospective new client and undertake a free appraisal.

For existing businesses we find this is best achieved at the business premises, giving us an initial insight into how the business works and the opportunity to meet directors and key personnel. This provides a good platform from which to move forward.

Our Fees

At the initial appraisal meeting we will be able to indicate what can be achieved and the likely costs. Our fees are pre-agreed with the client and do not change. The fee is only charged on receipt of a formal offer of finance.

Should there be a case where extensive up front research has been involved then a small commitment fee may be charged but only following full negotiation with the client.

Commercial Mortgages

Put simply a commercial mortgage is a loan secured upon commercial property. The loan can be for the purchase or refinance of the asset.

We have an extensive network of lenders who can offer a wide range of commercial mortgages from well-known High Street lenders to specialist niche providers. Where accounting information is insufficient, we have access to lenders who accept self-certification of income and we know lenders who are not frightened by poor credit history.

Clearly mainstream lenders offer the cheapest deals and as ex-commercial bankers our particular field of expertise is to demonstrate to such a lender that they should take a deal on when, for example, the accounting information is not sufficiently strong.

Working Capital Facility

The most common form of working capital facility is an overdraft provided by the firm's business bankers.

A working capital facility provides the business with finance to manage through the peaks and troughs of cashflow. It may be secured on assets or a debenture or unsecured.

Some lenders are getting nervous about providing large working capital facilities. Businesses need to know that their bank is supportive, and we can source a more willing banker, or explore alternative forms of finance to manage the day-to-day business financial needs.

Development Loans

The appetite of lenders to provide development loans fluctuates and it is our job to know who’s hungry today.

However some developments are deemed too speculative for High Street lenders and for these developments we have access to a range of specialists who will assess the deal on a different basis. This can also be used to refinance existing developments where the builder is in need of more finance and the bank unwilling to lend.

Asset Finance, Leasing and Hire Purchase

Businesses have a range of assets that require finance and asset finance options are appropriate for equipment, machinery and vehicles.

Hire purchase means that you buy the asset over a period of time and could involve a final payment (sometimes called a balloon), contract hire (typically of a vehicle) and leasing is where the asset is 'rented' and never owned. Such contracts may be with or without maintenance.

Such facilities are tailored over the working life of an asset and can be seasonally adjusted. A lender will look at the value of the asset and advance a proportion dependent upon the asset and the quality of the accounts/borrower.

Our lenders will consider finance for second-hand equipment and the refinancing of already owned assets.

Bridging Loans

A bridging loan is a short-term facility secured against a residential or commercial property and can usually be arranged very quickly with minimal formality apart from the legal charge and valuation.

There are many specialist bridging finance companies that we work with and some will consider this facility on a second charge basis for residential property and without proof of income.

Debtor Finance

Many businesses have debtors and debtor finance, sometimes called factoring, is when these debts are purchased providing working capital for the business.

Increasingly this is being seen as a mainstream form of finance as banks are restricting the amount of working capital advanced against a debenture. A factoring company is secured specifically against the debtors and typically advances 85% of the invoice value straightaway with the balance coming once the invoice is paid.

Factors are less concerned with the financial standing of the company they are lending to than the quality of the debtors and their ability to prove that the invoice has been properly raised for goods/services supplied.

Debtor finance can be on a disclosed or confidential basis, the latter means that the debtor is unaware of the factor's involvement.

Mezzanine Finance

Sometimes a deal requires some additional or top-up funding. This is usually on a short-term basis and related to property purchase or development but not exclusively.

We can advise on the options available and introduce clients to lenders as appropriate.

Venture Finance

Businesses require cash from the owners, usually in the form of shares or capital in a partnership. Sometimes the amount available from the owners is insufficient for a variety of reasons and when conventional funding sources have all been exhausted the services of Venture Capitalists are required.

The Venture Capitalist may be a firm or an individual providing capital and often managerial experience for a sizeable shareholding in the company. They have a clearly defined exit strategy over a 3-7 year term, usually this involves sale of the business. During the period of their investment they will receive costs/interest payments etc which will be agreed at the outset.

When there is no alternative but to use the services of a Venture Capitalist, Business Credit Solutions Ltd can effect the appropriate introductions.
